Mortgage Documentation Checklist

When you make the final decision as to the lender that will best service your mortgage needs. Then you will begin the final stage within the mortgage origination process. This process may seem daunting at first, but in reality it is no big deal. Depending upon your circumstances, will determine the personal documents that will be needed by the lender. Below is a list of categories that may fit your financial situation. Find the category that best describes your financial situation. A general list of the most likely documents that will be requested by the lender will be identified.

Simply check the list of categories that best describes your financial income resources. When completed, print the document and maintain for future reference.


General Mortgage Information:

If a Refinance - a copy of your most recent mortgage statement will be needed.
If a Purchase - a copy of the Purchase Contract will be needed.

If You or Your Spouse is a W-2 Employee:

Two Most Recent W-2 forms.
Two Most Recent Pay Stubs.
12 Months of Bank Statements.

If You or Your Spouse is Self-Employed:

Two Most Recent Federal Tax Returns 1040’s – Signed, dated and all schedules.
A year-to-date Profit and Loss (P&L) Statement (less than 60 days old).
12 Months of Bank Statements.

If You or Your Spouse Owns Part of a Corporation or Partnership:

Last year's tax return for corporation/partnership including form K-1.
A year-to-date Profit and Loss (P&L) Statement (less than 60 days old).
Most current signed Balance Sheet.

If You or Your Spouse Receives Retirement Benefits Such as Social Security Pension, Disability Payments, Annuity Payments or other Retirement Benefits:

A copy of the awards letter.
A copy of a recent benefit check.

If You and Your Spouse Own Rental Property:

A lease/rental agreement if applicable.
Copies of property tax and insurance bills for each property.

If You or Your Spouse Pay/Receive Alimony or Child Support Provide:

Complete divorce decree.
Legal Document Identifying the alimony and/or child support payment whether received or paid.

If You and Your Spouse Have Filed Bankruptcy Provide:

The complete discharge papers.
A copy of the petition (including schedules A & B).
An explanation of the circumstances.

If You and Your Spouse Currently Pay Rent Provide:

The name, address and phone numbers for your landlords.
Copies of rental payments for the last twelve months (may include canceled checks, bank statements, money orders, etc.).

If You or Your Spouse are Applying for a VA Loan Provide:

Certificate of eligibility DD-214 (out of service) statement of service (in service).
Active military, a copy of your orders and permission to live off base card.
